We’re proud of what we’ve achieved in the first year of The YHG Plan, especially when it comes to keeping you, our residents, safe.

We have legal requirements to carry out throughout the year which keep both you and your home safe, and we’re pleased to say that,in the last 12 months, we have completed:

2. Building and fire safety

We’re committed to making sure you and the building you live in are safe. That means doing everything we’re required to do, but also going further when it’s the right thing to do.

3. Keeping homes safe and sustainable

Over the past year, we’ve continued to invest in our homes to make sure they’re safe, comfortable, and energy efficient. From big upgrades to small improvements, everything we’ve done is about making a positive difference to where you live - now and in the future. Here’s a snapshot of what we’ve been working on:

  • Delivered £33m of improvements in the 2024/25 planned investment programme including:
    • Replacing more than 2,000 components
    • Investing £5m in our Priority Buildings programme
    • Completed 900 disabled adaptations
    • Made sustainability improvements to 268 homes
  • 100% of homes met Decent Homes standard
  • 92% of homes have had a stock condition survey carried out in the last 5 years
  • 70% of homes have an EPC rating of ‘C’ or better

 

4. Repairs service keeping your home safe

Our Repairs service is all about making sure your home stays safe, secure, and comfortable; whether it’s fixing a leaky tap or tackling something bigger, we’re here to help keep things running smoothly. Over the last year, the service has delivered so much.

  • 72% (which is around 60,000) of repairs completed first time
  • Our operatives completed 3.4 repairs on average per day
  • 98% of emergency repairs complete within timescales
  • Completed on 1,762 empty homes, giving 1,762 families a safe place to call home
  • 3.2% increase in customer satisfaction showing that our residents can see and feel the impact of the service improvements.

We’ve also been working on improvements to our repairs website to help both you and our colleagues find useful information more easily, while we work on bigger improvements behind the scenes.
