As your landlord we’re legally required to carry out certain repairs and to maintain your home to a safe standard but as a resident, you also have a responsibility to ensure you have a safe place to call home.
To help you differentiate between what we should do and what you should do, we've listed the responsibility requirements below.*

Your responsibility
- Repair or replacement of anything that is installed or fitted by you, such as an outdoor light
- Internal decoration of your home, such as wallpaper
- Maintenance of your private garden, such as paving and grass cutting
- Replacement of light bulbs and fluorescent tubes
- Replacement of lost keys or changing locks
- Repairs to broken windows (unless a crime has been reported, we will ask you to supply a crime reference number)
- Re-setting of trip switches
- Adjusting doors following new flooring being fitted
- Replacement of toilet seats
- Fitting of white goods, such as washing machines
- Fitting of cookers by a registered Gas Safe Engineer
- Any items accepted under a signed disclaimer at the start of your tenancy.

- Electrical fittings
- Gas services
- Central heating and hot water systems
- Internal doors
- Communal areas (e.g. lifts, stairs and decoration) in multi-occupied buildings)
